- How do we offer such competitive rates?
At Novihome, the rental price doesn’t affect management fees.
We propose a pricing system based on the type of property.
Apartments, Houses and Parking spaces are charged per unit, whereas Business premises are evaluated by m².
About the prices
- Why are the prices not related to rental status?
For a property, rent does not affect the tasks involved in managing it.
For the lease management of a 3-bedroom apartment at 1,500 or 2,300 CHF/month, the workload is the same.
The owner therefore, should not be paying more for the same task.
- Aren't there any hidden expenses for the owner?
As a property owner, you only pay the fees stated in the management agreement for your property.
Novihome levies no other fees in relation to the maintenance contracts or works undertaken on your property.
- What is included in the Novihome price?
Our prices cover complete rental management (digitalisation of documents, management of terminations, drafting of lease agreements, financial administration).
For extra-mandatory tasks (legal, tenant searches, fixture inventories, works…), we work with partners with whom we have already negotiated favourable fixed rates.
On these extras, Novihome collects neither commission, nor sundry benefits.
- I'm a leaseholder and I need a copy of the lease agreement. How much will it cost?
With the application Novihome, you have access to all the documents concerning your rental, at no extra cost. Application papers, lease agreement, inventory of fixtures upon arrival, all these documents are scanned and attached to your tenant profile.
